Key Hotel Industry Metrics and Terms

Actualized Lowest Price
The average of the lowest bookable rates for a standard hotel room across a given market, measured at a set lead time (e.g., 10 days before arrival). This metric provides a more realistic picture of pricing trends by reducing the influence of last-minute price fluctuations.

Advance Purchase
A pricing tactic where rooms are offered at a discounted rate below the Best Available Rate (BAR) when booked and paid for a certain number of days in advance. These rates typically come with restrictions such as non-refundability and non-changeability to protect the hotel's revenue.

Allocation
The process by which hoteliers select a specific number of rooms to make available for sale at any given time. Rooms may be held back from certain channels to capitalize on higher demand periods later.

Allotment
A designated block of pre-negotiated rooms bought in advance and held by a third party, such as a wholesaler. This practice involves trading occupancy against revenue and Average Daily Rate (ADR) and must be used strategically.

Attrition
A provision in a group booking contract that mandates the booking party to guarantee a minimum number of room reservations. If the actual room pickup falls short, the hotel may charge a penalty fee to mitigate revenue loss.

Average Daily Rate (ADR)
A key performance metric that measures the average rate paid for rooms sold at a hotel. It is calculated as total room revenue divided by the number of rooms sold.


Business-to-Business (B2B)
The hotel industry means a hotel sells its rooms or services directly to another business or intermediary—such as a corporation, tour operator, or wholesaler 

Business-to-Consumer (B2C)
When a hotel sells rooms, food, or services directly to a single person for personal use or a holiday.  

Best Available Rate (BAR)
The lowest publicly available, non-restricted rate for a specific room type on a given date. This rate serves as the baseline for all other pricing strategies and rate comparisons.

Booking Pace
A metric that tracks the rate at which reservations are being made for future dates. Analyzing booking pace helps revenue managers forecast demand and adjust pricing strategies accordingly. 


CRS
A Central Reservation System (CRS) in the hotel industry is a software tool used to manage room rates, availability, and bookings. It sends this live data to the hotel website, phone staff, and online travel sites. Popular examples include ⁠Synxis and Amadeus.

Channel Management
The strategic process of managing and optimizing distribution across various sales channels (e.g., OTAs, GDS, brand website, direct bookings) to maximize reach and revenue while minimizing distribution costs.

Channel Performance Insights
Data-driven analysis of how each distribution channel is performing in terms of revenue, cost, and conversion. These insights guide decisions on channel allocation and marketing spend.

Competitor Benchmarking
The practice of comparing a hotel's performance metrics (e.g., ADR, Occupancy, RevPAR) against those of its competitive set to identify strengths, weaknesses, and market opportunities.

Cross-Functional Collaboration

Forecast

Gross Operating Profit (GOP) 

The total revenue a hotel makes from all operations minus all day-to-day operating expenses, such as staff pay, utilities, and supplies. It excludes non-operating costs like taxes, interest, and property rent.

A profitability metric that measures the gross operating profit generated per available room, considering all revenue streams and operating expenses. This provides a more comprehensive view of hotel performance than RevPAR alone.

Inventory Control
The management of room availability across different channels and rate categories to optimize occupancy and revenue. This includes decisions on when to open or close rates, restrict length of stay, and manage overbooking.


Key Performance Indicator (KPI)
A measurable value that demonstrates how effectively a hotel is achieving key business objectives. Common KPIs in revenue management include ADR, Occupancy Rate, RevPAR, TRevPAR, and GOPPAR.


Market Segmentation
The division of a hotel's potential guests into distinct groups (e.g., leisure, corporate, group, transient) based on characteristics such as booking behavior, willingness to pay, and travel purpose. Segmentation enables targeted pricing and marketing strategies.

Metasearch
Online platforms (e.g., Google Hotel Ads, TripAdvisor, Kayak) that aggregate hotel rates from multiple sources, allowing guests to compare prices. Metasearch sites are a critical component of a hotel's distribution and e-commerce strategy.


Occupancy Rate
The percentage of available rooms that are occupied during a given period. It is calculated as the number of rooms sold divided by the total number of available rooms.

Optimal Price Point
The ideal rate for a room or service that maximizes both revenue and profitability, based on demand, competitor positioning, and guest willingness to pay.

OTA (Online Travel Agency)
Third-party websites (e.g., Booking.com, Expedia, Agoda) that sell hotel inventory to consumers in exchange for a commission. Managing OTA relationships is a key component of distribution strategy.


Revenue Management (RM)
The strategic discipline of maximizing income from a fixed inventory of hotel rooms by selling the right product to the right customer at the right time for the right price.

Revenue Operations (RevOps)
The alignment of sales, marketing, and customer success functions to drive revenue growth through optimized processes, systems, and data.

Revenue per Available Guest (RevPAG)
A metric that measures revenue generated per available guest, factoring in all guest spending across rooms, F&B, spa, and other ancillary services.

Revenue per Available Room (RevPAR)
A key performance metric calculated by multiplying ADR by Occupancy Rate. It measures the revenue generated per available room, regardless of whether the room is sold.

RevPASH (Revenue per Available Seat Hour)
A metric used in food and beverage operations to measure revenue generated per available seat per hour. This is part of Total Revenue Management's focus on all revenue streams.

RevPSF (Revenue per Square Foot)
A metric that measures revenue generated per square foot of space, often applied to event spaces, meeting rooms, and retail areas.
